You may need a lawyer if you’re:

  • Buying a property
  • Buying your first house or a new-build home
  • Selling a property
  • Considering re-mortgaging a house
  • Struggling with a property dispute
  • Having difficulty with your rental agreement

What is conveyancing?

Conveyancing means the buying and selling process, from putting in an offer on a property, to buying the property and becoming the legal owner. The word conveyancing refers to the legal process that has to happen when a property is changing hands, or transferring a property’s legal title from an old owner to new one.

What is the advantage of hiring a property conveyancer?

The conveyancing process can be very complicated and there are many legal processes that need to occur. Hiring a conveyancer means that you save time, as you don’t need to worry about the legal process which can take a long time. You also can be sure that a conveyancer knows property law like the back of their hand, meaning that you won’t be caught out by forgetting to complete a step in the process or meeting the correct criteria.

What does a conveyancer or property lawyer do?

A conveyancer is there to make your property journey as smooth and easy as possible. They take care of the legal process for you, including:
  • Checking that the property is legitimate
  • Checking the property is owned by the person selling it
  • Preparing a Report on Title, which is a summary of the conveyancer’s research and details on the property
  • Liaising with both the buyer and the seller to make sure that both parties have all relevant information, including any questions that either person might have. This could include whether the property is registered or unregistered land, where the boundaries of the property are, fixtures and fittings included on the property and whether there have been any disputes with the neighbours
  • Checking all necessary documents of the property such as planning permissions and building regulation certificates
  • Finding out whether there are any local authority plans for the area
  • Registering the property in your name

How do I choose the right conveyancer?

Since property matters can be stressful and confusing, it’s important to choose a conveyancer that makes you feel informed and reassured. Choose a legal firm that knows Isle of Man property laws inside out, as Manx laws differ to others. Quinn Legal’s Property Team is experienced, knowledgeable, and approachable, making them the best choice for Isle of Man property matters.

How long will it take to complete on my house?

The conveyancing process varies in duration, but can take between 6 and 12 weeks from the day your offer is accepted to receiving and completing all the paperwork.

How can I speed up the process?

  • Get a fast quote by using our conveyancing calculator to start the conveyancing process started
  • Get in contact with us and let us know your mortgage lender details, details of the seller (if you already have one) and any questions you might have about the property
  • Review all questions and answers thoroughly and quickly
  • Answer questions from your conveyancer quickly, and complete paperwork on time. You can hand deliver documents to the office or post documents to save time
  • Ask your conveyancer to clarify anything you don’t understand
